Hello Steven Bruce I would ask you what are you looking to get out of the franchise relationship; why is this a consideration if it in fact is? Name recognition, avoiding the ramp up time, etc? There are plenty of folks willing to take your money and you can't always control how things turn out. I'm a newbie myself so I can't off much advice on real estate investing, but I offer simple advice on my life's experience. Just my opinion: I would invest the time and money in myself and interested family to build my own legacy, not someone else's. Best wishes.
Wow all the comments. This is good stuff. I hope this turns out well for you Nick Brubaker with the dog. Imagine the comments and issues if you lived within a Townhome community. We deal with many of the same things mentioned and more, like ruined grass and picking up pet poop. Find your tenant comfort level and go with that is my advice. Or you might interview a few neighbors too and get their input. Best wishes.

I'm a newbie too and I would look at your situation as the perfect opportunity to get started on the right footing by establishing and developing the right habits out of the gate. Good morning Mark Gunnell I'm a newbie too. Sounds like you're well on your way. I've been around real estate as a licensed agent since 2005 but never got serious about doing anything other than my personal residence until now. Hopefully I will get up to speed quickly enough and be like you when I grow up. The biggest challenge is DOING something and you've already taken that step. Continue learning and growing as I intend to do by just being here. We're definitely in the right place. Best wishes.

Hello @Khaled Helmi. Congrats on your 1st rehab. I've owned and used a Nest thermostat for about 3 years. It's an older one and I'll be upgrading mine to take advantage of the upgraded WiFi features. If I'm correct, you can now connect to a 5 GHz wifi network, which gets around interference from microwave ovens and other devices on the 2.5 GHz networks. One thing that happened to me is if your Internet service goes down, your thermostat looses its WiFi connection. It happens to us during the winter and fortunately the outage was brief and we have a fireplace to keep us warm. Endless to say, there were a few moments of panic. No biggy, but something to be aware of. 

On the brighter side, we see a savings on utility bills and its nice to be able to adjust the temp from bed or on my way home. It learns your habits and quickly becomes hands off. Can't beat the 'Away' feature for lowering the temp when you're not home. Check your local utility to see if they're currently offering rebates. In Illinois we can get $100 off right now.

@Mike D'Arrigo I really like the chart you provided. It helps to see the data based on facts. You seem to have put in a lot of work gathering the data. I hope @Melissa Callegari got the same impression that I did from it. Thanks for sharing.
