Hey there! If you’re diving into real estate investing, Georgia’s a hot market in 2024, especially in places like Kennesaw, Marietta, Alpharetta, Woodstock, Roswell, Smyrna, and Sandy Springs. Townhomes are a great start because they often have lower maintenance costs and better cash flow than single-family homes. Just keep an eye on HOAs since they can affect your bottom line. It’s important to decide if you’re aiming for cash flow, appreciation, or both—this will help shape your investment choices. Also, look at job growth in your target areas, new jobs usually mean a strong rental market. Starting with townhomes and then moving to single-family homes or apartments is a smart plan. Keep learning, and you’ll find the right strategy. Good luck, and ask questions whenever you need!

Hi @Brian McMullen this is Ehsan with REsimpli. Proleads is one of our partners. I am not sure if I understood the question properly but you should be able to use Proleads from anywhere you want.

Hi @Brett McManus and @David Robertson, this is Ehsan with REsimpli. Proleads offer everything that REsimpli offers + they might have additional apps built-in. With Proleads, you will be saving a lot since their package also includes our Driving for Dollar app which is an additional $39/month in REsimpli. They also offer 50 postcard credits and 50 skiptracing credits in their package.

Hi @Joe Cote, this is Ehsan with REsimpli. We recommend you to check with a local attorney regarding TCPA since it varies in each state.

@Kevin Keck to avoid this you can request your direct mail company to scrub your list against USPS NCOA which will cost you a few bucks but will save you a lot of money in your future mailings cause the scrubbing will remove any invalid addresses and update the mailing addresses of people who moved.

@Macro you need to submit your list to the website and they will take care of the rest.

@Macro you need to skip trace the numbers. We use BatchSkipTracing for finding numbers in bulk.

@Andrew Melvil if you have been doing direct mail then continue with your mailings but if you are planning to just start then I am afraid this is not the right time.

@Sylvon Roberts I am attaching some generic mailing templates. We have used them in our recent mailings. Feel free to use them.

@Jessamyn Smith analyzing each record sometimes becomes impossible due to the lack of information provided by the list broker. Also, it's a very time-consuming process. I suggest that for your first mailing, use a first-class mailing and delete the records that bounce back.

It's okay to use a realtor at first if you are not confident. You can get to learn a lot of stuff which will help you in closing deals in the future.
