so the owner will not accept an assignable contract? I'm a little confused at what you are saying. 3 in Antioch sounds awesome though, caught my interest ;)

@Joseph Ball Great write up! Thank you for the insight!

 @Antonio Coleman I have been reading your blog, attempting to gear my website to those in my market looking to sell. How do you gather data to align a website with the keywords and other information that people are looking up within my farm area?

@Steven J.

How is everyone utilizing a VA for lead generation? I have thought of having a VA do a few hours of possible cold calling a week. Any thoughts or suggestions on using a VA to help pull some leads?

Diane,

Welcome to BP. This is an amazing place. I recommend getting around and getting to know people prior to tossing some invitations to form a team, but everyone has their own way I suppose. I am a little north of you, but still close enough to invite you to some meetups. Take a peak at some of the meetups in the area and get involved!

Welcome to BP, Chris! The Bay Area has a great presence here in BP with numerous networking opportunities, there are several get togethers, one as soon as this Wednesday. Inam not nearly as seasoned as you, but would like to hear some of your ideas, plans, and previous experiences. Hope to see you around, taken care.

Eric

Susan,

Welcome to BP! There is a great presence here within the Bay Area. There are also many meetups hosted by a few members here. My phone will not let me tag J Martin, but hopefully he will chime in here soon. He has a meet up on Wednesday. Look forward to seeing you around!

rami,

Jordan has a better grasp on the market here as I am just getting here and still learning the market. However, from what I have gathered thus far it wouldn't be a bad choice. Prices seem to be climbing back upwards. If you plan on section 8 renting, it does seem rather common here. My particular neighborhood is mainly owner occupants, but there are several areas of town that have a higher population of rentals. Personally I feel that this is a good town that has been somewhat plagued by the abundence of section 8 which has brought some unwelcomed residents. All in all, I plan on having at least one or two rentals here within the next year (hopefully).
