Welcome! I am just north of you in Vacaville and also a younger member. Up here over the bridge is much cheaper than in the Bay and may be something you look into. Down south as previously mentioned also is a good place to look. We should connect and chat.

Hey all, 

I joined BP about 3 years ago when I bought my first SFR and was gearing up to start acquiring more rentals. However, paralysis by analysis set in, [Insert other inexcusable reason here] haha, so anyhow, here I am.

I am 28 own and live in Vacaville, CA (just outside of Sacramento) and have an interest in learning more about the market, and potentially getting together with local groups to discuss, and get to know the area.  

I currently have one out of state rental in Texas and own my residence here. I am looking at potentially acquiring a multi-unit within the near future (blindly thinking sac/davis/fairfield) 

I hope to get to know members that have become staples in the community since my disappearing act and potentially re-connect with old faces from years past.

I've read the book, but am having a hard time finding someone to come in on the deal with me or borrowing enough money to help me be at 80%LTV to refi. I think I may need to relook at the book

I currently have two, one is in the process of closing (Dec 14) I am just trying to move to a county with a lower limit. I have the property picked out, I even have been approved, however they did it in the wrong cou ty where the VA limit is at 625k as opposed to the 417 in the new county.

Hello All,

I currently have a rental property in El Paso, Texas that has a long term tenant in place. I need advice on what to do, or assistance if someone is willing to work with me.

I purchased the new contruction in 2013 using a VA loan for 130k, which leaves me with approx. 10k in equity. Soon after purchasing I recieved orders moving me to California. I am now trying to purchase a house out here, but am having a difficult time with my VA benefits being used down in Texas.

I need a way to restore my benefits by somehow removing the VA Loan on the property. I have posted it for sale on numerous board/ facebook groups. I am not trying to sell it traditionally at this point. I havent entertained the thought of letting someone assume the loan, if possible, I would potentially be willing to look at that. I am not trying to make a significant amount money on the deal, just enough to get me out in the positives and restore my benefits.

Can someone lend a hand of advice, or potentially lead me in the correct direction? I am at a loss for what to do at this moment

Hello all,

I have been using my VA loan to "house hack" each duty station I have been in and have two current VA loans with one scheduled to close on my selling on the 14th of December.

I am trying to place an offer on a new property and have hit a snag. The new county I am moving too has a lower limit and will not allow me to purchase the property with a significant down payment. 

I am looking for a 30k loan to put towards closing and down payment of a live in flip I am attempting to purchase. I am maxed out on my va entitlement and need to put 25% of the difference down on this property in order to fall within VA guidelines. Thank you for your time!

The house is a 4/3 1850(est)SF in Vacaville, CA 95688.

I have been pre-approved through a conventional lender for the loan.
