We were looking in San Jose, however my family and I will be looking around the pleasant hill,ca area now due yo another relocation.

We are looking for anyone that has personal experience with an agent around that area?

Congrats on making the plunge! I think ive been attempting to become active for about a month now, and have completed my first "accidental deal" due to relocation. I have found I am going to work the lease option ordeal while I attempt to gather more knowledge/funds for flipping. My hands are tied as far as working in the field is concerned (on active duty status for a couple more years) but I am looking at getting my RE license as it has been suggested numerous times.

Please do not do that! If a guru is something that you prefer, there are much better options out there. I for one have worked with one that charged 1600.00 and refunds the money on your first deal, just have to split the profits of your first deal. He teaches lease options. If your interested shoot me a PM and I can link you guys up, hes been pretty helpful, and I felt guilty about spending that much :X

Well, seeing as how everyone likes to mention Rich Dad Poor Dad on the podcast, I figured maybe we can start a book suggestion thread? I did not see one already started. If I missed it please direct me there.

I just purchased the J Scott book through here, and am looking for some more suggestions. Which books did you read starting out that provided some good start up knowledge?

I had this brought up several times while setting up a lease option for a property in Texas. Several things came to mine, but what I decided was best for the deal was to offer the property for a straight lease while the buyer could arrange to get the rest of the funds. 

In this particular case, heres what the numbers looked like. 

140k purchase price 

5k option 

Buyer had $2000.00

I offered to straight lease her the property for 1250 a month while she had time to secure the funds (6 months) and told her at the 5th month mark, she needed to submit a letter of intent that she had the intent on the 6th month to enter a lease option deal. I explained that if she did not have proof of funds by the time the LOI was submitted that I would have to place the property back on the market.

I came to this after searching about holding a note with really no security, and I am not a big fan of IOU's, regardless of how "promising" a tenant buyer is.

I just set up an Oncarrot website, and I am still learning it. Does anyone else use this service? How are your leads thus far, have you found it to be worth the price tag? 

Has anyone used sidekick, hubspot  yet? Just started reading it about its tracking capabilities for inbound leads. It looks great, but I wonder if I am over complicating the lead process.

Anyone have any programs or styles of inbound marketing that they would care to share?
