Hi Paul

Welcome to Bigger Pockets. 

Yes we have some big industries here in Boise.

We have H.P and Micron our tech industies here. St Lukes our local hospital which is expanding. Bringing in lots of new people to town. As well as alot of construction workers moving here looking for housing.

I am sure there is some others I am missing as well.

Even with the holidays and changing weather the market is still moving here.

Funny I am a Cincinnati guy now living in Boise. I couldn't figure out if you are from Cincy or moved there from Boise. But if you like architecture at all there are a few must sees in Cincinnati. Not to tell you what to do but if you ever have time to go to the Loveland Castle and take a tour. I never get tired of that place. And the Netherland Plaza and Union Terminal both in downtown Cincy. Both are just awesome.

Hi Nadia

Those are great points you made about Boise. The market here is excellent. Yes 5 years from now there could be extra inventory. 

But according to Forbes and other local predictions that by 2050 that there is going to be a million people here in the Treasure Valley.

As always we can't predict the future. But Boise is looking  very promising.

Hi Matthew

So what made me get out of rentals was my divorce. I am rebuilding and going to get back in within the next 3 years.

The areas I suggest is the Northend. Although prices in the area may keep the cash flow very low. But its a safe play. Southeast Boise by BSU is where most of my rentals where. Was a great spot and always rented, as well the prices were not as  high as the Northend. Just screen those applicants. Facebook tells alot about what people are up to.

The Bench is excellent as well. Close to downtown and not overly expensive. From there its moving west. West Boise is good then to Meridian. I just saw a great single family come up today for a investor I work with for 235,000. All redone and ready to rent.

Hi Everyone,

This has been a great conversation to follow. 

I am here in Boise and its always great to hear what people outside the area think about it here.

I have lived a lot of places but here I have been able to have the quality of life I love. The outdoors and the opportunity to make a great living. I currently do not have any rentals but at one time had ten that served me well.  And where always rented. As well as gained some excellent equity.

Boise is a great investment long term.

Hi  Nadia,

If you are asking my opinion I suggest stay in Boise. 

Meridian is less expensive but I agree that there maybe an oversupply soon. 

The areas around BSU always rent well. As well the Northend of Boise is excellent but pretty high priced. West Boise and what is called the Bench are excellent options. These are sort of an in between. Not as expensive as the Northend, desirable yet not as over supplied as Meridian.

Hi Andrew,

There is a little of everything you mentioned happening here. Yes they are tearing down older homes and putting in new ones. And sometimes they will put those townhomes or I have heard them called "skinny homes". Alot of this is happening closer into Boise. There is an area refered to as Garden City really close in. In years past it has had a sort of reputation as being run down. Lots of mobile home parks. But now they are selling off these parks and putting up condos/ townhomes ect... Its down an about face. Really great to see.
