Hello BP Go Getters!

I was looking for some insight and help here.

I am currently looking for a real estate lawyer who specializes in property leases. 

This is a very specialized investment rental and I need documentation spelled out clearly and precisely.

Any recommendations or lawyers out there willing to point me in the right direction? I am not looking for free advise, I am looking for referrals please.

Hi B.P Memebers

I am in need of some guidance and am looking for anyone who would be willing to guide me through. 

I have been sitting on the sidelines way too long and have found an off market property that looks really appealing to me. However I just would like to get some feedback before I dive in.

The home is in Boise, Idaho. The purchase price would be $570,000. Ideally I would like to not move, but if I have to make this my primary residence for 2 years to get a loan that is fine. However not ideal. 

I have $25K to put as a down payment.

My question is what options are avaiable to me? I am only fimiliar with conventional loans. Is this a solid move? Thoughts?

Hello Haiyan,

Yes I am from Boise and know that area well. Sorry but not sure what STR is. But that neighborhood does not hve any HOA's that I can see that are being inforced. message me if you would like to know more

Just a note before being a real estate agent I was a liscensed Electrical contractor for 20 years in the valley so on the electrical piece I am happy to look at it and help with that.

Great to hear you are jumping in the investment game.

It sounds like you have already talked to a lender in California, you may want to talk to a lender in Boise just to get a second opinion as well as local knowledge.

As well you are in the right spot here on BP, with lots of great information.

I like the Bigger Pocket rental section with the spread sheet of costs to consider when being a landlord.
