Congrats on making the leap!! If there's anything I can do to help, don't hesitate to reach out. I prefer Single Family and Multi Family investing in Milwaukee personally.

NARPM doesn't have a Midwest chapter so most PM's in WI and IL aren't members of NARPM. They're a great organization and the markets that have a local chapter have a lot more PM's that sign up.

Welcome Home Milwaukee is taking on new clients with Single Family Homes and Duplexes in Milwaukee County. We go into most areas but not all. If you're outside of Milwaukee County, call Performance Asset Management. If you have a multi family property call Bartsch.

If I can help in anyway, please reach out

Thanks for the shout out Marcus! We aren't currently in Germantown. I would reach out to Keith Turner. I think he is managing out that way. Otherwise Brian Bartsch would be my other suggestion. Oh or SUV I think is up that way. I hope that helps but if there is anything else I can assist with, shoot me a message. Best of luck with your move.

The lower the rents go, the more the tenants need reminders to pay on time or at all. Your property manager needs to be a bit of a social worker at that level. I would ask them what their process is. With improvements to most management software, it should be fairly easy for them to automate this.

Hey Jack. We always have 1-3 high school/college students working in our office. If you'd like some hands on experience in a Property Management Company while making a few bucks, send me a message.

Come visit Milwaukee for a few weeks and you'll be able to meet everyone you need. We have a lot of great groups that meet on a regular basis.

Don't forget to consider the condition of the property. I'm all for getting rents up to market rate but if the home needs to be rehabbed to get it to market condition, how are you going to make that happen while tenants are living in the home? Balancing this is extremely difficult.
