Hey @Clifton Harp. I run a PM company in Milwaukee and would be happy to chat and answer any questions you have. There seem to be a lot of PM companies popping up since the barrier to entry and cost to get started is fairly low and as @Will Fraser said, you can scale as you grow. Those things make it enticing but as @Marcus Auerbach pointed out, the details matter, and too many companies try to grow faster than their systems allow which causes the business to fall apart.

Hey Adam,

Congrats on jumping in. I personally would suggest going after a Single Family Home or Duplex over a 4 unit. The more units a building tends to bring a more transient resident which causes more turnover and vacancy which can be some of your largest expenses.

Our management company charges $25 per applicant and our software gives us a credit, criminal, and eviction report for that so it's a passthrough. I do see a lot of the larger apartment buildings charging a lot more which is contradictory to what the law reads.

I think your ROI on this upgrade will likely come from the sale and not an increased rent.
