This is very disturbing. It's particularly disturbing that one landlord inherited the tenant when she bought the building. There is no way to screen for that. It's probably why the seller sold in the first place.
You joke about that, but look what's happening in CA. We're letting a bunch of inmates out because of the living conditions.
I'm going to forward this article to my PM company, so they understand that people like this are around. Then make sure that they stick to their tenant standards and to NOT make an exception, because someone is a sweet talker.
So, if you were in this case, what would you do? Would you let the house go? Would you continue paying the mortgage, and all the repairs, plus legal fees?

Please read up on the 50% rule. Although it's not the golden throne, it will help you understand which expenses are real while investing.
To put it simply, the numbers you have look to be for a property that will give you a loss at some point during your investment journey.

Speaking of rental properties, and HUD selling to investors (nearing the end). The title is: Renting: The New American Dream.
They talk about rentals as landlord being the government (HUD).

I have 100% occupancy in my 2 unit :o).. lol.
I've seen HUD accepting much lower offers then their typical 82% of listing. I'm wondering if this move is to get them sold to investors, to increase rentals on the market to keep rental prices tamed.

Where are you based out of? Did you do an in-person viewing of properties and the rehab work?
Who did the construction / rehab? I'm looking for a second property in Cleveland, and would love to have better number then my first (although I am still happy with my first deal).
I can't decide if I want SFR or Multi (first is multi).
