I'm guilty of this in several instances. That's what happens when you're 18 and moving in and out of places every 6 months :)

It's California, and San Francisco at that. What did you expect? Soon they'll want to collapse "Megan's Law" because they feel sexual predators, after their sentences, are cured.

I live in the SF Bay Area (about an hour from San Francisco) and would not invest in California until the liberalism and politics stop ruining my once great state.

I just approved a tenant that has some current credit issues, but has never had a late rental payment (according to previous landlord and he's been there for 3 years).

Their reason for moving was to lower their rent to get caught up after his wife lost her job a few months ago.

Their rent is going down by $200 / month.

I was quite nervous about this, but after talking to them in person (at my request to my PM), they seemed like great people that ran into some financial trouble. However, they noted the most important thing to them is a good roof over their head, and that they've never been late on paying for that.

It can be anything really. It can be a hangout at a physical location, or setup as online collaboration.

I can't wait until there's better integration with Google Docs so you can do a hangout linked to a doc in Google Docs to setup a collaboration "hangout".

Although, I would opt to rename "Hangout" to "G Spot" :)

Yes, they have agreed to cover up until the end of a 1 year lease. Also, prior to that 1 year lease being up, we'll then renegotiate to see how things are at that point. That's possibly a month to month at same value.

That being said, I have no particular experience with your situation, but I would do as much research as possible.

Secondly, while Nigeria has a certain reputation (and many con-artists move operations now to neighboring countries because of that, by the way), not all are scammers, most Nigerians are honest people.
In fact, most scammers probably would't want to blow their cover by getting into the middle of eviction proceedings :D

I'm actually going to give this process a try. I look forward to the opportunity of the experience.

The charity mentor has been to the property to measure for furniture. They should be in the country next week.

The charity in question is indeed Catholic Charities in Cleveland. My property management has another family from Nigeria (man, that must have taken a leap of faith since most scams seems to propagate from Nigeria). I'm going to give it a shot for the experience. I'm a small investor with only 2 duplexes, so figure it's worth the experience at this time in my REI way of life.

I recently got an application on a rental from a local charity group for a family that is moving from China to start their roots in the US. They speak no English, and will be supplied a translator from the charity group.

They have no SSN or Tax ID (Obviously), and I've asked to find out the reason for moving.

Has anyone ran into this? Does it sound like a con? The charity organization would be making the rental payments, and would have the utilities transferred in their name. I would include additional clauses in the lease about damages and liability.

The other applicant has a bunch of late bills and a very recent domestic charge, but has never been late 6 years on rent.

Boy.. this stuff is hard.
