During those 20 years of salary what was your investment mindset towards your future as it pertained to 401k etc? Or did you funnel that money directly into reinvestment of your REI portfolio?

On a note of B&D Properties, is that a filed Fictitious Business Name? And have you filed for LLC or C/S Corp?

The naming for me is next, along with a site (currently I own www.freetechie.com as a personal IT site).

Hello Everyone.. I'm new to BP and hope to use the forums and site in general to gain the most valuable thing in life, and that's knowledge.

I'm new to Real Estate Investing, and hope to give some wholesaling a try whilst raising capital to look towards a future in being a landlord while holding my primary work situation as it's a good stream of continued income.

I've chosen to go the route of wholesaling to gain capital so I could better understand the REI markets from the bottom up, and so that I can better understand my micro market (currently live in Fairfield (Solano County)) where I recently purchased my first property (personal primary residence).

I look forward to meeting some of the locals in person, along with continuing to gain valuable knowledge from others experiences, and postings.

If there are any investors currently in the area that would like to be part of my buy list, please feel free to send me a note / message and I'll be sure to add you, and look forward to getting my first lead (hope that it happens within the a 10 month period).

This question is for those of you that do this as a living, and as a supplemental income.

What is/was your initial primary source of income? And if you've since gone into doing REI as a primary source, how secure did you make your position before switching?

Also, for people that have a primary day job, did you still invest into a companies 401k (past the matching % since you want to make sure you get the free money), or did you take that extra income as take home pay and invest it into your REI ventures?

My position is that I'm currently holding a well paying day job, and want to build my capital to the point where I can become a landlord of at LEAST 1 rental unit. I'll be starting off gaining knowledge of the markets by trying out some Wholesaling to help expedite the creation of the capital for the purchase of a rental unit (really to help build the down payment).

I ask the questions above because I plan on keeping my primary source of income, and do not plan on doing REI full time, but do want to have a nice structure to have a steady revenue stream. Yet, I find myself reluctant to stop my contribution to my 401k (currently doing 11% 401k and 5% ESPP) to help expedite the gathering of capital towards purchasing my first rental unit. I am 28 years old, and currently have about 60k in 401k, so I think I am up to par with my age group.

So my second question is, what do most of you do that hold day jobs as your primary source as income when it comes to capital gaining? Do you keep 401k? ESPP? Or do you use that for using to build capital for your real estate ventures?

Learning, studying, and birddogging are great ways to get started in REI. You'll find lots of useful information here on Bigger Pockets, and many willing to help. I'm assuming that this is a similar response you give to many new investors, but I wanted to also be sure that you were looking nationally and not in your local market.

If so, are you asking for referrals of people that are interested in short selling, or are you more interested in a national presence of bird dogs that will send short sales your way?

Right now I'm looking into Bird Dogging and Wholesaling and have "some" capital for investment (which is the only reason I'm considering Wholesaling).

Thank you again, and I look forward to learning more, getting real REI experience, making contacts and most importantly securing some cash flow to better fund personal growth within the REI market.

Hi All,

I recently found this site, and have been heavily looking into Real Estate investing (mainly Bird Dogging / Wholesaling until capital levels increase to a more suitable levels).

I'm in the Bay Area (Solano County) and would love to meet new people within this industry. I initially am starting out as a part time investor and depending on long term cash flow will depend if I take it to the "next step".

Are there good resources / recommended resources for REI networking in local markets for possible mentoring?

I look forward to learning, and involving myself in the REI community, until I find if it's my base or what I really want to do.
