Investing In Utah County

Hey Everyone, I have been reading BP for a few weeks now and have learned so much! Thank you for a great community. I decided to jump in with a few questions. I am looking to do my first deal in the next few months and wanted to know:

1- Any advice for investing in duplexes or triplexes near universities and colleges?
2- Specifically has anyone had any experience investing by BYU or Utah State? and what are your thoughts on it? Was it a good experience or just a pain?

Thanks! I hope I can be the one answering questions very soon!
Rachel
