There are 2 types of texting platforms in the marketplace nowadays.

1. Mass Texting: This uses an ATDS (automated telephone dialing system). Because of that, it falls under TCPA regulations. Therefore, you can only use the platform if the people you are texting "opted in."

2. Peer-to-Peer Texting: this platform uses live agents to send each text therefore it (currently) does not fall under TCPA.

Peer-To-Peer should do what the poster is asking. That said, laws and regs are constantly changing, so always consult your legal before starting one of these campaigns.

Seems like everyone and their mother has a finance degree these days. I would pass and study something more forward looking like data science. That's where the future is heading.

My wife and I live in Roanoke and love it. It's technically Denton county, but it is directly north of Fort Worth. We like Denton county better anyways, for living and investing. If you're in town, definitely go to eat some fried chicken at Babe's in downtown Roanoke. You will love it!

Pretty sure they outlawed it in Ohio, so you're right, but you can't just use your state's law and apply it to the whole country.

Here in Texas, it is legal as long as you aren't marketing the property and only the equitable interest in the contract to buy it. (See link above)

I tend to approach this more from the side of SEO optimization. One of the best things you can do is optimize on less common keywords that are nonetheless relevant to what you are doing. It's easier to establish dominance on the first page on a rarer keyword. For instance:

"We buy houses" - Tons of competition

"We buy houses denton" - Less competition

"We buy fixer uppers denton" - Much less competition

You have to be careful, because some keywords are completely useless (they have low competition, because they get no hits). What you are really looking for is the keyword where you have a dominant strategy due to lower competition, given specificity or choice of words.

Google Trends is a good way to do research if you have not already used the tool.

 Yeah, I used to use the keyword tool back like 10 years ago when I ran a guitar supply company in college. I'm assuming it's pretty much the same. I'm just looking for real estate specific keywords. Thanks for the input!
