Hey BP,

We bought our first investment property this week and there are some really difficult hard water stains on an all glass shower. I have used some industrial glass cleaner and tried vinegar for it's acidity, to no avail.

We are in Texas, so our water here sucks cuz of all the fracking. I'm thinking we need to replace the glass to have it looking new, but I wanted to ask you all before spending more money. Any tips or tricks to help?

I definitely will. We have 6 figs to work with between a Roth and traditional ira. I think that should be enough to find a deal or two here in DFW. Thanks Mike!

Yeah that's what I thought. But thanks for the reason why. Do you know if there is any way to obtain financing if you are using IRA money? Or do you have to buy everything in cash?

Hey BP, got a question.

Is there a way for my Roth IRA to purchase a property and then turn around and rent it out to myself? I know I can distribute for the down payment of a first time home purchase, but I would rather keep the tax benefits inside of the Roth if possible. Thanks!

Yeah and those licensed brokers are more gamblers than they are financial professionals, in my experience at TD Ameritrade at least. I never met people as broke as the discount brokers I worked with. They all gamble all of their money away in terrible short term trades.

The stock market is still quite expensive, even after the selloff the past two weeks. I'd be careful, especially going into an election.

Correct me if I'm wrong, but it seems like OP wants to take responsibility for the debt since he will be splitting profits after the initial investment is repaid. I don't see a problem with that.

Down here in Texas, you can use your commission when you buy towards the down payment, so virtually no money down if buying FHA.
