Hey Nick. I'm in DFW as well and have been looking on the MLS for Denton SFR properties as well as other multifamily properties in DFW in general. Let me know if you want to meet up or something.

Keep a close eye on expenses. All S&P index funds attempt to accomplish the same thing: mirroring the market. The only thing separating all the index funds out there is how cheap they can make it for the end investor. The expense ratio is key. 

Your reputation is everything, so don't trash it over a handful of properties. Find another way for sure. I'm sure you can find an out that doesn't involve destroying years of your life due to bad credit.

My girlfriend and I recently graduated from UNT and are looking into Denton for investments as well. We are both in finance (trader and analyst) and are not enjoying the corporate world at all, so we are looking to build a real estate business instead. Hopefully we see you at a Denton county meetup or Sherry's meetup in Euless at some point in the future. Also, let me know if you guys meet up for coffee and maybe we can start a small meetup of our own or something as well.

Does anyone in this forum invest closer to Denton, specifically renting to college students? I graduated from UNT May 2016 and I know Denton better than any other area, so I was thinking about looking there for rental properties first.
