@Clint Shelley an easement is more likely the case. I think the investor lost his money. Also, after his motives are known, like maybe that he only purchased this property to extort money from the home owners, his legal problems become worse. No win here.

But wouldn't the homeowners have an easement after so many years?  They would in my state.

The appeal deadline was May 24th.  You'll have to wait until next year. You cant challenge the taxes, just the assessment.

@Norman Bamford  I used Meridian Title. They were a little bit cheaper than TTS. I found a title company that would close after their attorney checked out to see if noticing was compliant then agreed to do a quiet title. Closed quicker and cheaper than Meridians tax certification.  Their name is Best Title. Don't know if they are anywhere but Indy. But you might look for a company that does that.

Use your  Heloc to invest in something that gives you cash flow that will pay down your debt. Such as a 12% performing note.

@Account Closed  Indiana is a tax lien state with a 1 year redemption period. Meaning they pay their taxes within 1 year or the lienholder gets a tax deed for the property.   So they own the house and can sell it before the redemption period expires. When buying a house with a tax lien it's important to know the dates.
