Perhaps there is an OTC tax deed. Check with whoever collects taxes.

If you're referring to Denver tax liens, I agree with Bob. I've never bought Colorado tax liens so take this for what it's worth. Denver is online. This increases competition and liens get bid up (or interest gets bid down too low). 

Three year redemption. That's a long time to have your money tied up and a house sitting empty. Maybe it would work out for a young lady like you in a self directed IRA. Myself, I want to be alive when I take possession.

There are people doing well buying tax liens on BP. But we're in the right markets.

The best returns are where redemptions are lowest. Buy a lien for $5k and sell the property for $15k. 300% return. use some owner financing tricks to even increase that.

Using a financial calculator, you determine the price by your desired IRR from UPB. If note is u derwater then from value. If the note is around 4% then seller takes a haircut. I've only bought a couple of notes so far so others may chime in with more seasoned knowledge.

No, since a wrote this post, I've fallen in love with Indiana liens and investing in notes. I prefer live auctions to size up the competition.
