WA is a tax deed state so if these properties are in WA there will be no tax lien sale. You bid on the deed. The best place to learn about tax sales is the county website.

@Wayne Brooks is right. Every county is different so unless they teach you specific to your own county it would probably be more beneficial to just go to a sale with $1500 and waste it on bad bids. You’d learn more. You don’t say where you live so don’t know if they even have lien sales in your area. Out of state or even country investing in tax liens is not a good idea, in my opinion. 

Three things I’ve noticed about people making money on tax liens. 

1.  They invest in their own areas. 

2. They buy in volume. 

3. They have enough money to let it be tied up for a long time.

tax deed sale?  Are you in Texas, Ga, or Tenn?  Sometimes you can start some legal action before the sale and it’ll be removed. But in the long run it’ll cost you more than paying the taxes. If it’s going to tax deed sale, it’s pretty serious.

Texas tax sales are no joke. Make sure it hasn’t been or isnt heading to tax sale.

Excuse me if this has already been brought up but Ohio is a hybrid state meaning they have lien and deed sales. If they are like Florida, after the lien redemption period expires it goes to a deed sale. Maybe someone familiar with Ohio tax sales will chime in. There will never be a cheaper time to pay taxes then now.

Hi @Neil Goradia  I didn’t believe it at first.  They’re certificate is different than Meridian’s. Meridian’s is $1995 for $25k and above purchase price. $1495 for lower. I was using Best Title that charged $1200 for QT. They would close in a couple weeks insuring title as QT was ongoing. But American First will issue insurance and warranty deed if they feel good about it, I guess. Maybe they just do lots. You can ask Laura Guy more about it. I just sold her a lot using them.

Just closed with First American Title in Indianapolis getting a tax certificate with a warranty deed and insurance for $300. Don’t know if they’re in your area or not. If not, pick up the phone and start calling. A good tool to have in your belt.

The lender has already been notified and had an opportunity to redeem.

that makes sense hate to see your borrower buy his own tax's then wipe you out.. I wonder how they police that.. I mean a borrower could have a straw man or another entity..  I suppose them a lender could have the sale overturned if they figured it out..
