Welcome to BP Jeancarlo Zarate Make sure you read the contract thoroughly before using/signing it! Consulting with an attorney is also recommended but not required. You definitely NEED to include the "and/or assigns" clause because that is what gives you the legal right to assign that contract to another buyer! If you are unable to find a buyer, take another look at your numbers. Maybe it isn't such a good deal after all if buyers aren't biting on it. If you need to back out of your contract, you can say your partners were not willing to move forward on it.

Welcome to BP Sabrina Hill ! Your questions are a little broad, but if you haven't already, check out this beginners guide to wholesaling.. http://www.biggerpockets.com/renewsblog/2015/01/31/ultimate-beginners-guide-real-estate-wholesaling-2/ It should answer a bunch of your questions or at least give you a better understanding. As far as not making the owner skeptical and protecting yourself, being honest and compassionate as well as direct will go a long way! Build a relationship first and foremost... it'll pay off later. For example, you may need to renegotiate your offer with the seller and they may be more willing to accept if they feel comfortable with you.
