Once you get the property under contract, research the area where the property is located. Find out which homes were sold for CASH recently (past year and a half to two years max) and get in contact with the buyers because they are most likely investors. You should also be building a list of cash buyers beforehand through networking such as BP, your local REIA meetings, etc
