Generally Oahu appreciates about 5% a year.  Of course, there's no guarantee on what will happen in the next couple of years, but demand continues to outstrip supply.

I'm an investor and agent in Honolulu.  One thing to consider with the negative cash flow properties is your return on equity.  On one hand, if you hold it for long enough, you could sell much later and cash in.  On the other, you could sell now and use the proceeds to get into more positive cashflow opportunities elsewhere.  Even on island, there are still a few positive opportunities for positive cashflow, but they are a lot harder to find and require more work in terms of rehab.
