@Jonah Molina I agree with everyone else, as far as numbers in Hawaii.  I think if you have time, self-managing a vacation rental is probably your best bet, as far as getting both appreciation and cashflow.  Of course, this is like another job, and not that passive.

My partner and I own a 3-unit in Indianapolis.  We are looking for a PM to take over, since our current PM is not doing that great of a job.  They overcharged us for a turn for minor repairs.  We are currently going through 2 evictions out of the 3 units.  If you know of any great PM's, please let me know.  Also, we are considering listing the property as well, so if you know of any investor-friendly realtors, let me know!

Aloha @Laine Furukawa !  It would definitely be an appreciation play, but I like the economics of new construction on Oahu.  There tends not to be enough of it to satisfy the demand, so it would seem like the trends will continue.  Of course, it's impossible to tell what will happen in the future for sure.

@James Mullen I would agree that it's tough to make it work with Leasehold from a STR perspective. Let me know if I can help you find something that would produce cashflow.

@Junior Matthews I'm a realtor and investor on Oahu. I would agree that if you are severely negative cash flow, then it's probably a good time to sell, so that you can use that VA slot again. Turning that equity into a more positive cashflow investment would increase your short term gain, in exchange for the long term appreciation opportunity cost.

@Chivas Miho Awesome job on your first deal! Sounds like it should work out well. Which banks/credit unions did you get your LOC's from, if you don't mind me asking? I'm pondering a similar approach, about the business line of credit strategy, so I would love to chat more about that.
