@Kahanu Noa What are the specifics on why the home equity loan is better than the HELOC from PenFed? I'm also trying to decide which route to take.

I'm thinking of doing something similar for my property in CA. One option that I looked at but haven't pursued yet is Bank of the West. They have a non-owner occupied HELOC option. Did you inquire with PenFed yet?

Yea, it's tough in Honolulu to find cash flow.  I'm probably going to try to get a small condo here to live in as my primary, just so that I can stop renting and build equity.  Simultaneously, I would like to invest in a cash flow property out of state to offset my costs locally.
