Wholesaling isn't super popular here on Oahu, although there are some people doing it. Oahu tends to be more of a traditional MLS type of area, since most sellers realize they can get top dollar by listing it with an agent.

Yes, I put up the cash initially to do the deal.  Our plan is to refinance into a conventional loan to repay me back.

My partner and I just finished the rehab portion of a BRRRR deal on a SFH in Pittsburgh. I know that some lenders need to wait 6 months of seasoning before doing the refinance to cash out. I'm also aware of the exception to this rule, which might allow us to refinance prior to the 6 months, based on an appraisal. Would anyone know of how to proceed with this route? Also, does anyone have any recommendations for lenders?

I'm a real estate agent and investor here in Honolulu.  I would start saving until you qualify for the BAH.  Then at that point, start looking for a place on Oahu.  Even if/when you PCS, you will have an asset that will appreciate in the long run.  It might be early, but I'd be more than happy to meet up and talk more about investing!

I agree with @Mike Demmitt. It really depends on what you are trying to

 accomplish.  Short term cash flow is harder to find here, but long term appreciation will be there, given the current shortage of supply and high demand from various sources such as foreign buyers. If you are going to  be here in the future, it would make sense to buy sooner rather than later. Let me know if I can help!
