Amy Rollins my advice would be to not invest right now. For one, you will only cause strain in your relationship. Two, it seems like you're willing to buy anything to get in. Take your time to learn how to analyze a good deal and get your personal finances in order-then take the leap.

Shea Spinelli if you're good with excel it works great if not DONT DO IT! Lol. Quicken is probably the best for bookkeeping, even that though if you're not experienced with it or willing to learn it there is a learning curve. The pm softwares are great because they integrate bookkeeping, maintenance and leasing, but the good ones cost money. I use a combination of excel and cozy to manage, but I'm always tweaking...

Letter is sufficient. I had to remind mine for about 8 months that I will not accept money in person, but that was a simple conversation.

Jessie Nunley says the family member who spends $5 every day on Starbucks and buys designer jewelry and purses... I just let it roll and let my bank account speak for itself!
Ned Micic this is a bad idea. I've see guys do this with a tax return or something. When that time is up what condition is your property in? Probably not good, sounds like a tenant that will be a ton of problems!
Syed Rizvi I would tread carefully. FHA is actually quite inflexible- the only loophole I've read is in the language for the regs it says the owner must occupy the "majority of the year" to me that's 6 months and a day. Not sure if my logic would work, but I would be very careful. Your brother sounds like a great option!

I would say yes and no. I finished mine simply because I like finishing things. To me that made it worth the small amount of Debt I took on. If you're wanting to finish simply because you think it makes you more desirable as a hire I would advise caution. I'm not convinced that anyone getting a degree outside of a professional field (medicine, law, etc.) are any more hireable than someone with drive.
