Chingju Hu crazy people are the ones who don't make their money go to work! Having a primary residence is great, but building your portfolio is so much better! I take the "rich dad, poor dad" view of making my assets pay for my luxuries!

Kayla W. I will pipe back in about the owner thing. I understand it may be a lot different in your case, but I find that telling my tenants I'm the owner sets it's own precedent. They don't mess around and they know they can't because I see EVERYTHING! Lol. But seriously, I tell them up front and it has served me very well- it is also a benefit for them when it comes to quick maintenance and such. I obviously have boundaries about calls and such and the first time any of them cross that I let them know. I really think the key to landlording is saying something immediately and not letting anything, and I mean anything, go.

Laura Fazio usually it's 30 days. Check your state laws.
Not a lawyer and I would consult one if you really want to be sure, but you hold a deposit in "escrow" for a tenant. In other words, it's not yours and can only be deducted from in the case of non-expected damage which must be itemized. I would tread lightly in this case and ask a lawyer before doing anything.

Hey Derek Wheeler thanks for the response. I've taken care of this particular issue but am more looking for guidance on adding it to the lease stipulations- and amendment saying you can't leave crap outside.

Could use some insight. I have a brand new 4plex I house hack and I am most concerned about keeping it and the neighborhood in tip top shape. I have a tenant who has used his backyard as a storage area and his stuff is now nasty and trashed. I would like to amend the lease to in some way say that tenants cannot unnecessarily fill their backyard space with crap. It makes lawn care impossible and in this tenants case has ruined the grass. I would like it to only be a grill allowed back there. What do you think fellow BPers?
