I received advice some time ago that in order to turn leads you always have to create something to question. I don't put the rent amount and I make my number the largest thing. I also only use professional photography for the listing- it makes a huge difference.

If you want to buy and hold- you should consider the Rio Grande Valley. For example, I just bought a 4plex at a 10% cap rate and 77% COC. It's a great rental market because not many people can afford dps or have good enough credit to get loans.

Michael Bowser cozy user of two months. I love it! I actually just did my first turnover and here's my breakdown: 1. I use all outlets to advertise (physical professionally printed sign, Facebook w/ ads, Craigslist, Zillow, and cozy) 2. I loved the ability to text the prospective tenants the app link and it was on them. I filtered all interest to the cozy no matter where they saw the ad. 3. I had them apply and pay for credit and background check. It worked flawlessly and came back in less than 20 minutes. 4. All payments made are a bit slow, but for free it's amazing! I would hands down recommend cozy!

Run from this as a DYI I did half of a 2700 ft2 house myself and vowed never again! I ended up hiring out the rest without the headache. My vote is to hire. It's actually quite expensive to buy all the sandpaper too!

Brady Pekas I had no problem doing that on the first one, but I'm running into trouble on the second because of my current FHA and the fact that I don't have 20% for the second... what would you suggest from here?

Yeah that's not a late fee situation if she did it on the 30th. I wouldn't say you're being unfair, but you have a tenant who has paid- the funds have left her acct, but you have chosen to not use the express pay option. If you really want to be like that it's up to you, but I wouldn't make a big deal about this. I really don't see what kind of "trouble" you could get into in this case. As to your question if you are going to charge the late fee I would charge $120 as of the 5th, $130 on the 6th and so on. Your wording seems fine to me.
