Would love to connect and hear more about the Yuma market.  Spent a year at AZ Western playing football.  Also, I am there usually a couple times a month.

Airports and hangars are a blast to be involved in....but, hangars can be a tricky play.   We have been involved in airport properties for years and would be happy to discuss the project with you.   There are builders who specialize in hangars and would also be helpful for you to contact.   Not sure I'd say you're getting analysis paralysis on this one...definitely be careful and do your due diligence.

All listed above are great areas for sure.   Key (as it always is in a hot market) is finding the deals.  They're out there for sure.    Curious @John Coleman what don't you "see" with Judson (@Jonathan Anderson).  The transformation in the last 3 years is amazing and the prices keep rising.   Thoughts?

@Dori Clark our company does a lot of work at airports.   Happy to try and help, but just not exactly clear what your question is.  You can reply here or feel free to contact me by phone or email any time.

Use GH Bobotis Law Firm....in SC you don't use "title companies".

@Brad F. in SC the lawyers office acts as your title and/or escrow office as you are probably use to in OR.

@Keyoka Smith who are you using for your attorney?  I think you have some spot on comments above.  The only other thing I would add is that the attorney can make a huge difference in understanding what you have and what you may face/understanding the process.   I have a great referral if you need one.  You may have a great deal or have the ability to create a great deal as mentioned by @Brian Ito but you need to put in a little homework up front and then take your shot from there.  I just finished a crazy quiet title action on a commercial deal in AZ and it took about 1.5yrs to complete, but it's finally done as of this month.   Good luck and I am always happy to help if I can in any way...just DM me any time.
