Welcome to the Phoenix market. There are some deals here, but very tough to find nowadays. MLS deals are pretty rare in my opinion. I think the most success in this market will be found through off-market deals via direct mail, networking, driving neighborhoods, etc. Happy to help...feel free to contact me any time. (by the way...this is not a realtor pitch looking for a client. I have a real estate company, but not looking for clients to represent here in the forums. I am simply interacting as an investor)
