@Amber K. make your offer anyway as a secondary one then get back to scouting for another deal.  If the deal is lost nothing you can do about it,   But if it falls thru guess what? the seller will remember your offer.  Good luck

@Lynn DeShazo Regardless of your plans, you should ask for rent for the time they wish or are allowed to remain on the property.  Recently I met an investor who bought a foreclosure, he thought he was going to have to evict but at his request they started paying their rent again.

Hi neighbors!  @Boris Alayev Come to the Nassau REIA meetings there are some people doing deals out of state right now. Get started first then worry about LLC: you need to start making money before thinking about protecting it.

@Jeff Feldman @Dave Pate @Keegan M. There is something wrong when the guy who brought me to the meeting and waved hi to me from across the room can potentially make 10k from me in 2hrs.  I think most people in the room bought in without googling the name because they were novice dreaming of paying $50 income taxes for several $100k  of income.  Maybe people make money with them but those people would have made money anyway!  Even if it works the spoon feeding would make me lazy and expect the knowledge to come to me instead of me having the hunger to hunt it down and dissect it.
