@Matt Dubois @Eric G.  can he do a heloc with another bank on the va loan?  My recent heloc was free of feees except if I want to sell within the next 3 years : then they would come after me for closing costs.

@Account Closed initially I thought 1031 all the way, but on reflexion, a heloc and reinvestment  would allow you to get a better return and keep the property you currently own. If I were you I would strictly look into out of area multi family dwellings.

@Wesley W. Blaming her is useless because unless you are using those closets for light duty most will collapse using the anchors provided in those kits.  It is best to always attach them to the studs.  BTW you might want to upgrade your other tenants while you're at it and put this issue to rest once and for all.

@Greg Gerken Talk to a bank about a bridge loan.  Essentially it would allow you to buy you new home while you're waiting for your current one to sell.  However it does have its risks and rewards.  Look it up.  If I were you going that route I would aggressively market my house including some staging.

Jake Mires If you know you are buying it why not do seller financing, (maybe interest only) with a balloon payment in 5 yrs?  That would leave plenty of cash to fix it up refinance and pay him back
