I am purchasing a SFR from an auction site with 30 day closing (stipulated in the contract). The town asked that an occupancy certificate be obtained requiring an inspection. It wasn't done within the 30 days so there was 15 day extension. I just found out the item is still pending. At the end of this contract extention can I refuse to renew and get my good faith deposit?

You certainly don't want to paint over the smell.  Try getting rid of it instead of covering it up. I know the baking soda works.  I have heard very positive results with febreeze.  But definitely try your best to air it out by opening doors and windows and using fans.  Also @Tim Porsche spoke of an ozone generator, also consider an Hepa filter air purifier.

Have you tried baking soda or febreeze.  They seem to work well.  I would abstain of changing carpet or paint.

@Account Closed great suggestion!  @Faysal Alam you are on the right path but you also need to be cautious to not get into the wrong thing without the proper ressources. Listen to the podcasts and read the books suggested (borrow them from the library until you can decide which ones are must haves). New York City is soo expensive, you should research if there are other Bengali communities that are less expensive where you can possibly do a house hack and invest there. Otherwise you will have to save some more and invest out of state. In the meantime: try learning other skills like driving = become an Uber driver, learn to do home repairs = manage your own property. Be creative, persevere and put your plans to action. I am sure you will succeed. Forgot to mention find a local REIA go to the meeting and contribute anyway you can.

@Richard Ernsberger aren't the school taxes in places like Mount Lebanon and Upper St Clair super high?

@Josh Patel I too am interested in Cleveland keep us posted on your progress.

Hi I am a newbie myself so I don't know much but I noticed that the 2 bathrooms were dated plus you plan on adding a 3rd.   Your budget does not reflect that, did I miss it?  I know this must be nerve racking but do it only if the numbers make sense to you.

Hi @Nicole De Lia I too purchased a property sight unseen in Pittsburgh online. We are relocating there, it was rent for a year or buy a cheap house. I bought an REO and will stay in it ~1yr then rent. Not in the best neighborhood but it will generate cash for me. Once there I will get a much better feel for the neighborhoods. Good luck with everything.

I am also interested in Pittsburgh.  We are currently in the process of relocating to this city.  I find that this will provide me with the opportunity to realize something I have always wanted to do.  I would love to connect with other seasoned as well as newbie investors.
