Sleep in your car if you have to but start looking for another place.  You have to cut your losses at some point.   This person seems unable or unwilling to follow through.  Hope you find a place soon, best of luck!

Your numbers are off. This property sold for 47k in 2016 so, unless there were repairs done (even taking a profit into consideration) the price is grossly inflated.  You will never get 3500/mth. Did you check rentometer?  I have very very limited knowledge of Pittsburgh but my guess would be closer $1800-2000 for both.  Do some more digging the numbers must be accurate.  Good luck with everything.

We meet monthly at the Microsoft store in the Roosevelt Mall it's very educational.  There is also a BP networking on the 28th in Rockville Centre but run by someone else I have been told that's also good and I plan on attending.

@Stephanie Grady congratulations on your first SFH but in order for us to help you need to respond to some of the questions. Not having more info I would gamble that your price needs adjusting . It is better to make less with the right tenant than more with the wrong one. When I rented my place I was $50 less and a little bit nicer than the others: all my tenants stayed over 3 yrs that's with verbal month to month lease and always one month vacancy or less.

@Danny Duran  We ended up doing a lease on a 2 br apartment.  That will give me plenty of time to figure out my next move.

@Shane Wood  Are you marketing your house aggressively?  Advertise everywhere you can to get that buyer.  Try to sweetened the deal by offering some money toward closing cost, home warranty, staging, etc.  The sooner you can get rid of it the better.

No one here can give you that answer.  You need to call your local contractor to give you an estimate.  You need to know your finishes:  toilets can run you from $150-$7k.  Also you need to bring in a landscaper too. BTW ever thought of investing the money to buy another property?
