After reading everyone. I vote for calling it a day and redeploying your cash somewhere else with focus on value add. Just my 2cents. And do the lived in it 2/5 yrs strategy.

Where are taxes and insurance, snow removal?, closing cost, accounting if in a separate LLC, water? Sewer?

What is the price of this property?  If it's less than 200k laminate but since someone mentioned quartz being soft I would consider granite.  Installed mine 8 years ago and love it.  Also can you get credit from the builder and shop around for your own? Unless you have a massive kitchen 6k sound like a ripoff.  Bought mine @$27 sq ft but generally 30-45 will give you nice options if you shop around.

Welcome you've come to the right place.  I always wanted to do this all my life but didn't have the know how or the network to do this.  I came to biggerpockets 2 yrs and since I purchased a duplex, and yesterday a mixed use multi unit commercial property that's going to cash-flow for a long time. So keep learning and connecting.

We currently have IRA Services Trust and it's been working on the very passive deals, although I find them slow to respond. I don't see them being a fit for a more active investor (could be wrong). I am considering Equity Trust but don't know if they are as good as they say. So far they provide tons of education and webinars on how to grow a Roth account and that's my primary focus. Any personal experience with them and/or others.

@Lynnette E. Some people have to quit due to their circumstances:

  If you have ailing parents who live with you, If you have health issues, children with health issues. Dealing with the public may not be for you.  My daughter works at a store where people are shopping for bathing suits in Pittsburgh!!! People who thinks now it's a great opportunity to shop! People will come within a foot from her to ask questions and she has to back up.  She is careful but still  I am scared for her!! All those service workers are risking their lives.  And some may decide to put their family first.

I feel although I go by the 1% rule to quickly see which deal to analyze I don't agree with the 100 dollar per door deal,  specially if you are leaving the area and will be depending on someone else to manage the property and don't have much equity.  Do your numbers carefully and be conservative.
