@Geoffrey Vallee, I think the realtor must have been assuming the buyer would be getting FHA financing or perhaps didn't know the rule in detail. FHA loans require that the seller own the property a minimum of 90 days to approve the loan. I don't believe that is true of conventional financing, and it certainly doesn't matter for a cash buyer.

Rick Budahl at Northwest Housing Services is a specialist in manufactured homes.

US Bank also has a manufactured home lending department for homes in parks but I don't know the direct number to that department.

Yes, absolutely exhausted and really disgusted by all the calls, yellow letters, postcards on a daily basis.  It is like punishment for being a buy and hold investor. :)

Here in Eugene inventory was very low before Covid, and grown even tighter since.  In July we had less than 1 month (.9) months of inventory in Lane County, which I believe is an historic low.  Lane County is very large geographically and includes many small town and vast rural areas, as well as Eugene/Springfield metro area.  In the metro area, the inventory is much lower than the country as a whole.  We are seeing very short times on market, and multiple offers, sometimes driving prices 10s of thousands over asking, is becoming very much the norm. This is a most challenging market for buyers.

Yes, communities need the flexibility to balance neighborhood concerns with affordable housing demands. Here in Eugene for example we have a ridiculous shortage of housing, but at the same time very strong neighborhoods and groups.  Setting out goals for numbers of housing units and letting the cities figure out how to best meet those goals may be the best way to address this issue.  Although it won't be easy.

We have certainly noticed a big uptick in the rat population here in Eugene during the pandemic.

Here in Eugene, OR rentals I am seeing rents continue to push up on SFR, and small multis. We are a very tight market on inventory for homes (2nd in the nation) and rentals. One example I recently saw is the pre-lease of nicely done duplex, 2 beds each side, pre-leased at $1875 to $1925 which was astounding, given that surrounding older duplexes a similar size were renting at $1100 a side. People want new, and will pay a real premium.

@Neill Juilfs You could try Hybrid Real Estate, where I hang my license.  They do have very low brokerage splits, at least after the first 5 transactions for mentorship/training. We are the largest independent and 100% locally owned brokerage in the area.
