You answered your own question. "I received an email from this person claiming 100% financing." He speaks Nigerian ;-)

 Thanks Mike.

As a beginner with limited funds and knowledge, how can I utilize the BRRRR strategy to start the building of my rental portfolio? I know there are plenty of lenders to establish a relationship that focus on investors with this strategy, but not all are genuine, fair, and/or truthful. I have a investor who could help me with the down payment but I also want to factor closing cost into this as well as other fees. I need a place to start. If you want to recommend lenders please PM. All honest advice is welcomed. Thanks.

Thanks to all for your kind responses! I will take into consideration all of your viewpoints. I see the importance of the property managers being in close proximity to the properties they manage. I am working with a investment company that purchases properties nationwide, and for NC I need property managers for properties we may own all over the state. So I see that I will have to source reputable PM's throughout the state.

Are there any property managers/companies that can service the entire state of NC?

So you are looking to purchase a NNN with an existing credit tenant for no money down? That would be a WIN. If there are many years left on the lease term, you have a secure income stream. What if there are only a few years left and the tenant doesn't renew? You purchased at the peak and are now left with expensive dirt. Have you considered value add commercial? Stabilized properties are going for top dollar right now.

Yes I've considered what you're speaking of. But the properties I'm looking at have at least 15+ years left on the lease term and/or are new construction with new leases. And the properties have investment grade tenants such as Dollar General, CVS, Walgreens, etc. I'm trying to construct a strategy where I can create passive income utilizing a CTL loan. If you have a way or a reference to make this happen please let me know. Thanks.
