I have a CASH buyer interested in North Carolina, we are only looking for 3+ bedrooms/2+ bathrooms with 1,100+ sqft. in the Triad(Greensboro, High Point, Winston-Salem), Triangle(Raleigh, Durham, Chapel Hill), and Charlotte. Properties need to have an all in price of no more than $150,000 including repairs with a CAP rate of 10% or better. Will be buying 40-50 properties in the next 60 days and can close in 7 days or less. We will need to sign a JV agreement. PM me so that we can can discuss what you have in your inventory. Thank you.

 Thank you so much. Contact deleted. In that case, beware of Eliana McKee who recommended him to me. For anyone reading this post, please recommend true private lenders/investors who are true and honest people. It isn't right to get people involved with fraud or predatory lending. BiggerPockets is suppose to be a means to connect people with resources for the betterment of us all, not to scam others. Thanks.

Actually I have been trying to contact him to assist me. He was referred to me by Eliana Mckee who claimed he assisted her with acquiring a property. I initially was able to get in contact with him(with long time intervals in response times) but now he doesn't respond. I'm starting to think he isn't real. If you were able to find a legitimate private lender please be so kind to share in my pm. Thank you and I wish you the best.

I am looking for a source for properties in NC that are foreclosures(list), for sale by owners, motivated sellers, etc that are on and off market. Pictures of the exterior and interior are needed and greatly appreciated. My criteria are below:

3+ beds

2+ baths

1,500+ sqft

Purchase price $150,000/$200,000(depending on ARV) and below

High equity preferred.

I've come across their site a couple of times. More than likely it's scam. 100% financing is possible but unlikely. You need to have connections and/or experience for that to happen. Maybe deal syndication and private investors. Any updates on this post?

What possible creative strategies could you use to fund a Absolute NNN lease property for the down payment(roughly 25%), appraisal and environmental report cost, and closing cost? Could a commercial hard money or bridge loan be utilized and then refinance the property? Use of a private investor maybe? Any advice and honest suggestions are appreciated.

I have come across Brookview Financial, Inc. out of Hamden, Connecticut. But I am unsure if they have any relation to  Brookview Financial Services out of Cleveland, Ohio. The one out of OH is suppose to be a scam but the one in CT is suppose to be a legitimate business and it's BBB accredited with a A+ and no complaints(HERE). Brookview Financial, Inc. charges an upfront fee($195 processing fee ($295 if submitted after seven (7) days of signing up for an account) plus a 1% fee for activation based on the amount of your preliminary approval and 1-2% for closing cost(includes third party costs such as appraisal, BPO (Broker Price Opinion) and document preparation). They also require a 15% reserve(loan amount). Right now they're offering $500 off the processing costs (appraisals, etc.) in celebration of their. 25 year Silver Anniversary. Here are their Residential Investor General Program Guidelines: 

General Program Guidelines *One- to Four-Family Purchase and Rehab Financing

PointsTypically range from 2.5% to 4.5%Pay NO Points at Closing (financed in the deal)!

Considering this I'm unsure of the validity of the company because of the upfront cost . The guidelines are an investors dream but seem too lenient unless they are actually trying to help investors, specifically beginners. Please update this post with any other findings and reputable lenders who aren't trying to scam others.
