I just got a call from a lead today from a bandit sign and they own a townhome they are wanting to sell. If only it was a SFR. I don't have any buyers for these types of properties. I told the seller that we aren't currently looking at townhomes but I would follow up with him to see if this is something we could do. Any advice?

Thank you guys for all the good responses! My goal is to find buyers who buy in good volume and can close fast. That seems to be my biggest issue. I need great buyers in NC.

 Thank you Davian! I figured that, you know? I got totally confused when he called and left a voicemail. The thing is, this buyer buys homes all over the country. So I want to make this work.

I have an out-of-state buyer for a property in NC that told me that they don't do assignments or double closings? So how do I make this work?

If the home was purchased for 173,500. 48% equity based on sale price would amount to $83,280, leaving the remaining principle 90,220. Based on the app the amount states 93,000 so I’m not sure how accurate this is. I would recommend someone with an existing mortgage look up there own address for confirmation. 

 So you're saying the $93,000($90,220) is roughly the remaining balance, right? Is there a free way to look up the mortgage balance for a property, or the cheapest way possible? I'm in NC.
