How do I utilize the BRRRR strategy?

As a beginner with limited funds and knowledge, how can I utilize the BRRRR strategy to start the building of my rental portfolio? I know there are plenty of lenders to establish a relationship that focus on investors with this strategy, but not all are genuine, fair, and/or truthful. I have a investor who could help me with the down payment but I also want to factor closing cost into this as well as other fees. I need a place to start. If you want to recommend lenders please PM. All honest advice is welcomed. Thanks.

Is there a reason you are only looking at hard money lenders? Have you thought of house hacking? If you are trying to get loans for 100% financing, regardless of what anyone tells you, that's a tough thing to do. Especially for a beginner. There are many different ways to finance using traditional lenders that can work very well for a beginner.
