@Jake Benny, I've had those same connections that I thought I wanted to make snake me out of a deal by going directly to the property owner behind my back, so it's definitely the connections for me.

As for the information out there that's offered, I listen, form my thoughts on what I heard by doing some due diligence, but more importantly, I take what I heard and formulate my own approach or outlook on the subject. Information is important, having my own perspective has taught me how to maneuver through the noise.

I appreciate you allowing the opportunity to share my insightπŸ’―πŸ«‘!

Post: Builders vs. Municipalities?

Quote from @Michael L.:

Podcasters that does house walk throughs will sometimes say, "if this Floorplan isn't available in your city/state"  blah blah blah. Why aren't floorplans available to be used in every state? I get that there are regulations by the municipal, but are they so strict that certain builds aren't allowed throughout a whole state?

Continuation,
Or is it more or less on the builder to build their floorplan in the area of your desire?

Show me something BP Fam Bam🧠😎! How would I analyze a deal in a market where the rents are capitulating and is unsure how much or how long it will continue to do so? Of course buying right is always the key, but is there anything else I can do to help navigate the turbulence?

@Carrie Matuga, thank you for this perspective. Because I didn't hear their whole conversation I don't know all of the details. But what you're saying makes sense. My thing is, you don't have experience until you go out and get some experience. Even if you had a GC to run your project, that doesn't give you the experience of running a project b/c you have someone else that has more control on site. I say that to say, in one sense I don't understand why having a GC qualifies you with experience.

@Michael Smythe, I'm following you, but a developer doesn't need a GC to pull permits, nor do they need a license to do so. It is the hired trades that are required to be licensed.

@Michael Smythe, so I'd now ask you, what kind of license do you need to pull permits when you're the developer of an investment property?

I am aware of the individual trade licensing and the permitting process. The conversation that I'm speaking on was moreso referring to developers needing some type of license if they were not using a GC on their project. An by reading all of the comments, I can tell that what I heard was a bunch of misinformation being given. I appreciate all of the feedback. BP Fam Bam RockπŸ˜ŽπŸ†πŸ’―!
