@Michael Smythe, so I'd now ask you, what kind of license do you need to pull permits when you're the developer of an investment property?

I am aware of the individual trade licensing and the permitting process. The conversation that I'm speaking on was moreso referring to developers needing some type of license if they were not using a GC on their project. An by reading all of the comments, I can tell that what I heard was a bunch of misinformation being given. I appreciate all of the feedback. BP Fam Bam Rock๐Ÿ˜Ž๐Ÿ†๐Ÿ’ฏ!

What up BP Fam Bam!

I overheard a conversation where someone stated that if a developer is the GC of their own project they must be a licensed contractor. Would someone confirm if this is true or false.

Good day BP Fam Bam!

I heard a conversation taking place where it was said that a developer that was managing their own project had to have a GC license. Is that a fact or are there caveats to that statement? 

Post: Is it better to rent for the company or acquire a company with the equipment?

@JD Martin, so basically, using a concrete company w/o their own equipment is unwise. Not bc of their cost basis (bc that's their issue) but moreso do to the fact that they could get jammed up on their equipment rental, which could impact the project, ultimately costing the developer. Is this an accurate synopsis to your comment?

The said company might have to rent the equipment at first but eventually all successful companies will have their own equipment. Just because they don't have their own equipment right now doesn't mean they aren't successful but may just mean they need more time to allocate the correct funds
