SALUTE 🫡  BP Fam, I hope all is well this evening.. Question, is it hard to get a heloc on a second home (not an investment property) or is it treated like an investment property? Thanks in advance for all feedback🤙🏼.

@Mark Mazzucco, the plan would be to cash out refi the investment property to pay off the Heloc so wouldn't be holding it for to long (18months/maybe 24months). In that scenario, do you still see the Heloc being the cheaper way to go?

Thanks @Kerry Baird. The plan is to use the built up equity to get my foot in the door vs getting a whole new loan that I'd have to fund.

Quote from @Brayden Hrycko:

Hey @Michael L.,

The short answer is yes!

You can get a heloc on a primary or an investment property. Depending on how much you want to pull it may be better to refinance. Just depends on your situation. I'd be happy to help you figure out your options.

@Brayden Hrycko, thanks for chiming in🤙🏼.

@Dennis Muno, I appreciate the feedback. I am speaking on a Heloc for a personal residence for a potential investment. I wasn't sure if it was still considered a heloc if the property was paid off and if there was a better product to use in place of the heloc.

Quote from @Irina Belkofer:

I've got HELOC on my home which is free and clear but I'm not sure about HELOC on rental - not every state does it.

I'm using my HELOC for short term financing needs - the rate is 7.49% and 2 years ago it was 2.29%

@Irina Belkofer, thanks for the clarification. An I was also speaking on a Heloc for a personal home to use for an investment.

What's up BP Fam, I hope all are well🌞. Quick question; if you have a property that is paid off, can you still get a Heloc on that property to obtain an investment property or is there a better alternative? Proper thank you's for all assistance.

Quote from @Ashish Acharya:

This is legal talk and doesn't affect your taxes. Talk to your attorney.

You don't want your holding company in an operational capacity at any cost. It just needs to be holding your assets. Try not to make it manager of anything.

Get a management contract with yourself or your property management LLC to manage your assets.

@ Ashish Acharya, thanks for simplistic break down.🫡
