When buying properties outside of the U.S., would you:

A: form an entity in whatever country you are buying that property in?

or

B: structure one entity that does business in multiple countries?

Thanks! I know I'll get the best guidance, that's what our BP Fam is all about👑🤙🏼!

If you get a from 1099-Div from your broker then you need to file it on your taxes.

@Jonathan Small, thanks for the guidance.

Salute to my BPers🫡! Hope you all are having great experinces. Got a couple questions:
1. When building a new construction, can the right civil engineer prepare all the necessary site plans w/o needing an architect?

2. When should getting an architect envolved be a "no brainer"?

An early thanks to any guide given.

Hello @Michael L. Though a civil engineer can do most site specific tasks including plans, they will be limited on understanding the full design and overall theme for the project beyond their scope. An Architect would be tasked with understanding and planning for the bigger picture.

@Jared W. Smith, thank you kindly.

Engineers can prepare site plans, but a lot depends on what kind of new construction you are referring to. I would use an architect for design and esthetics as well as the fundamentals.

@Mike Hern, much obliged for the feedback.

Quote from @Dell Colvert:

I would say yes. A second home is a bank if you have an “investors” mentality and the right capital partner behind you for leverage.

 @Dell Colvert, respect💯!

@Sasha Mohammed, thank you🤙🏼. By the way, what is a closed-ended 2nd? Also, what is a Heloan? An to be clear, for now I'm just learning how they work and how I can use them in different circumstances.

a HELoan is a 2nd mortgage (its in 2nd lien position to your existing 1st) just like a HELOC.

HELOC stands for Home Equity Line Of Credit, its like a giant credit card where you can borrow and then pay back, and then borrow again. the key here is the 'borrow again' part.

HELoan is a Home Equity Loan.... its still in 2nd lien position, but you can only borrow against it one time. you cant go back and spend more on it even if you pay down the balance. that's what makes it "closed-ended" -- you cant continue to pull money out.

@Sasha Mohammed, thank you for that breakdown🫡.

@Nicholas Ruscio, first, thanks for the info🤙🏼. Secondly, so you're saying that if you get a Heloc on a second home (not an investment), that they tend to give you a lesser loan to value?

SALUTE 🫡 BP Fam, I hope all is well this evening.. Question, is it hard to get a heloc on a second home (not an investment property) or is it treated like an investment property? Thanks in advance for all feedback🤙🏼.
