Does it have to be an architect local to the state you are rehabbing/building in that would have to sign off on your plans or can any certified architect sign off on your drawings?

@Jake Berlin, I've had those same connections that I thought I wanted to make snake me out of a deal by going directly to the property owner behind my back, so it's definitely the connections for me. 

As for the information out there that's offered, I listen, form my thoughts on what I heard by doing some due diligence, but more importantly, I take what I heard and formulate my own approach or outlook on the subject. Information is important, having my own perspective has taught me how to maneuver through the noise.

Podcasters that does house walk throughs will sometimes say, "if this Floorplan isn't available in your city/state"  blah blah blah. Why aren't floorplans available to be used in every state? I get that there are regulations by the municipal, but are they so strict that certain builds aren't allowed throughout a whole state?

Show me something BP Fam Bam🧠😎! How would I analyze a deal in a market where the rents are capitulating and is unsure how much or how long it will continue to do so? Of course buying right is always the key, but is there anything else I can do to help navigate the turbulence?

@Carrie Matuga, thank you for this perspective. Because I didn't hear their whole conversation I don't know all of the details. But what you're saying makes sense. My thing is, you don't have experience until you go out and get some experience. Even if you had a GC to run your project, that doesn't give you the experience of running a project b/c you have someone else that has more control on site. I say that to say, in one sense I don't understand why having a GC qualifies you with experience.

@Michael Smythe, I'm following you, but a developer doesn't need a GC to pull permits, nor do they need a license to do so. It is the hired trades that are required to be licensed.
