Great to meet you here on b/p, great place to meet like minded people. I started my real estate investing career with a mentor. For me it was the best way to start. I got exposed to the land business and stuck with that nich my whole career (35 plus years). I like land as I never had to deal with tenant, toilets, or cockroaches. I would suggest some local meetups in your area, find the guys that are doing multiple deals, hang out with them. Good luck, if you have any questions reach out to me any time.

I have always invested within an hour of a urban area that is growing and am active in Pueblo West Colorado. The market is hot and great time to jump in, good luck in your search.

We are very active in the Pueblo West Colorado area. I have always invested in a rural area within an hour of a fast growing urban area like Colorado Springs. Very little inventory in Colorado Springs so it drives people to live in Pueblo West.

Just wanted to say hi see what you are up to regarding real estate. Have a friend that lives in Pueblo West and is very active in real estate. Buyers from the springs is fueling the land home packages as prices are so much cheaper in Pueblo West. Lets collaborate sometime?

I have found that listings sometimes hide a diamond in the property that the listing agent did not even bring up. We are always looking for a diamond in the listing so you can always find deals that are listed. Look for the highest and best use to the property, example a property listed talks about the house on the property but does not mention you can split the property and build another house, so watch for those,
