When I'm looking for wholesale deals, should I stay clear of properties that are listed with a realtor?
I saw a sign out front of a home, that had "Reduced" on the sign, and also had "Do Not Disturb Occupants", but was being advertised by the realtor. This might look like a property to inquire about, but I'm wondering if I can get a good deal, and negotiate, since it's being advertised with a realtor, or whether, I should just walk away from this one.
Any suggestions?
Also, what about properties that are owned by realtors and/or brokers, that are listing it for sale - would these be hard to get at a good deal from them, or are they more difficult to acquire?

@Sean K. Trying to wholesale from the MLS is difficult. I should preface that by saying I've never done it or attempted to, but you're taking something that EVERYONE can see, adding $5k and trying to sell to a buyer that can see it on the MLS for $5k less than you have it under contract. You're not really providing much value to them. Also, a realtor will want to use their contracts which may make it difficult to assign.
On the other hand, if you're getting a lot of deals, working with a realtor who has a lot of investor clients can be a great partnership. So can sending a realtor leads from sellers who call you from a mailer, but they're not motivated enough to do a deal with you.
