I would just say you are at the right place here at b/p to network with like minded people and all the education you can get here on this platform. I would be more open on using creative financing especially if you have good credit and income you can use that to leverage your way into deals with the principle. Good luck and lets us know your progress.

In most markets are starving for undervalued property, so there are lots of cash buyers. She could get fussy on who she wants to deal with and could be in a market where there are multiple offers and plenty of investors with cash.

Welcome to b/p, I used LLCs and land trusts. Agree with you on setting up entity's and keeping things separate.

Good hustle, you are on the right track, get with a wholesaler and work with him and watch him convert your leads, see if there is a nugget in that list of yours. Once you see the steps to get a deal under contract you will be able to assign to a more experienced rehabber. Not sure of your deals on your list, keep your leads to yourself, my suggestion. I started with a mentor when I broke into real estate, best way to go.

having people you trust that live in areas that you invest in that have your best interests at hart. Sometimes hard to find.

Mortgage terms are different, does yours have a due on sale clause in it? It has nothing to do with your payments being made on time.
