That is a good point however it’s hard to imagine any tenant who can pay such a high rent without being able to buy some thing themselves. So I’m not sure if the tenant pool will be any different there might just be more of them to make the rent

Found a gorgeous brick ranch with two car garage 10 minutes away for $259 k.   Asking price is good. 

problem is - taxes are 7000 a year 

and it would rent for $2000 a month which means I’d make 200 profit. If vacant I’d need to cover $1800 A month loan payment. 

Most of my other rentals are in bad areas and I make 600 a month from them but they are certainly not beautiful.
Trying not to let my emotions get the best of me and to follow the money not the beauty . 
anyone ever had to make a choice like this before? how’d it go?

The county  is selling a few houses in my area online . I was told by the office 99% of their buyers don’t use a lawyer to close . 
has anybody ever bought online without an attorney ? 

all the forms and the title are already there to view online. Quit Claim deed , not responsible for taxes before 2021 .  thanks!

Not sure I get why someone would sell their property for less than they can get with a realtor. 
it’s not necessarily any faster , or easier. 
Please help me understand.

@Steven D'Agata. I have no interest in the Liberty area any more . Too hard to find reliable tenants. I know the house from years ago . It’s cute .

I’m extremely familiar with the liberty area - is this the Jordan st house?  I have found many homes for $30,000 without underground tanks . that should give you much leverage, if the seller doesn’t agree to your terms

Find a new agent and offer $21 k. 
in the long run the additional $1000 won’t matter

I’d buy it with the assumption the tenant will have to be evicted by
you , which may take up to a year .
Incorporate this information when you evaluate the numbers and if it still make sense, go for it.

I always consider  the worse case scenario. It may or may not happen .
