Last year I bought a condo in Jefferson Park. I didn't know better, should have bought a 3 flat like you did and house hack. I am planning to sell next year...wanted to sell this year but trying to escape capital gain tax and buy a 3-4 flat MFR and live in one unit. I bought my condo on a conventional loan, do I have to move into a bigger apartment to be able to get FHA loan? seems like you moved from a 2 bedroom to 3 bedroom to get FHA loan.

@David Overman can you explain how you structure your ventures? Are you looking for people to invest 100% of the deal or are you going to put money as well to make it 50-50 JV?If indeed you are looking for 100% investment from people what guarantee do the investors have in case the property doesn't sell or the market goes down?

welcome to the site Sara...as Lumi Ispas said Chicago is great...as long as you know the areas..north side is higher price, safer, more rent, but less cash flow...south side is less price and very high cash flow but comes with dramas...depends on your risk tolerance I guess...go to the local REIA meetings, network as much as you can.

I am looking into NWI market to invest, mainly Hammond..not sure if right now is the good time to buy since NWI market seems to be hot as everyone is saying..If anyone knows an investor friendly realtor in the area please let me know..

Hi there everyone

I am visiting Nashville during labor day weekend and was thinking to meet up with a local investor friendly realtor to get an idea about the market and start process of possible future investment. I can meet up at downtown Nashville or surrounding areas on Tuesday 09/06 and Wednesday 09/07. @Max Ellis being a contractor you have the upper hand when it comes to investing as you will know exactly what needs to be fixed, how much it will cost etc..i started with flipping but my goal is rentals which I am getting back to. You can start with anything i guess but get back to your actual goal be it flipping, rentals etc..it all depends on your ultimate goal.
