Found this thread and trying to see what ended up happening with the 4 unit building. I am also working on a 203k project, and it is cumbersome to say the least...

@Ashley Proctor No I didn't install cameras. Luckily the property went under contract after that and no further stolen items...but next time I will install cameras for sure.

I had a flip in Calumet park, where my new AC unit was stolen. Next one I put, I didn't put it until same day of closing. But the bank did another inspection on buyer side to make sure it was installed and they kept some amount in escrow until inspection was completed. I filed a police report, but nothing happened. In those areas, don't think anybody ever gets caught with property crimes. I guess all we can do is to be careful and use cameras where possible.

@Cory Wright I agree with @Kevin Griffin...do your due diligence before partnering with any private money lenders. Get referrals, talk to people, go to REI meetings...i have done deal with so-called "no money down" investors and ended up losing money. I know few guys, their first deal with no money down went so bad, they still couldn't sell or get their money back. And these no money down investors ask new investors to use credit cards to fund their deals and now they are down with over 50k in credit card debts....so yes, make sure you get referrals before saying yes to any private lenders, or investors who say they know everything.

I am looking for a FHA 203k approved contractor who has done multiple 203k rehabs. The contractor may not be FHA 203k approved but must have done 203k projects before and has experience with the process. I am in process of getting scope of work done by the lender approved FHA consultant and will use it to get bids on repair that needs to be done.

Can someone please refer me to a contractor who you have worked with in the past for your 203k project?
